Term: Our properties are available on a minimum letting period of six months. In most cases, tenancies begin with an initial one-year agreement, which may include a break clause giving both parties the option to end the tenancy after the first six months.
Tenants are typically required to give one month’s notice to end their tenancy. Landlords are legally required to provide a minimum of two months’ notice.
Payment of Intent: To secure your intention to proceed, we collect a holding fee equivalent to approximately one week’s rent. This allows us to begin the necessary arrangements for your tenancy, subject to contract. The holding fee will be deducted from your initial payment upon commencement.
Initial Payment: Before any tenancy begins, the following payments are required: First Month’s Rent Calculated on a calendar month basis by multiplying the weekly rent by 52 and dividing by 12. Please note that alternative payment arrangements may apply where referencing cannot be completed or where no suitable guarantor is available.
Security Deposit Equivalent to approximately four weeks’ rent. This is held as security against any damage, missing items or breakages beyond normal wear and tear, and will be returned at the end of the tenancy minus any agreed deductions.
Utilities: Tenants are responsible for all utilities connected to the property, including electricity, gas, water and telephone services.
Council Tax: Tenants are responsible for registering with the relevant local authority and for paying council tax throughout their tenancy.
Service Charge: For leasehold properties, the landlord remains responsible for any applicable service charge. Where a property benefits from communal heating or hot water, these costs are typically covered through the service charge.
Inventory: An independent inventory inspection is carried out at the start and end of every tenancy by a professional inventory company, acting on behalf of both parties. This provides a clear record to support any claims relating to cleaning, damage or missing items, and equally protects tenants from unfair deductions. The check-in inspection is typically arranged and paid for by the landlord, while the check-out inspection is the responsibility of the tenant.
