Every property is assigned to one of three partnership types — Guaranteed Rent, Short Let Partnership or Estate Agency Management — chosen to match how you want to use the property. Our team then handles listing, guest or tenant screening, day-to-day operations and compliance, while you track everything through your owner portal.
What's included in each management plan?
Guaranteed Rent includes fixed monthly payments, council-backed agreements and free minor repairs. Short Let Partnership covers listing across 20+ platforms, 24/7 guest support and hotel-quality cleaning. Estate Agency Management covers valuations, tenant find and vetting, viewings, compliance certificates and rent collection. What is the payment structure and distribution timeline for property owners?
Payments are reconciled monthly and paid out directly to your nominated account, with a full breakdown available in your owner portal at any time. Guaranteed Rent partners are paid a fixed sum regardless of occupancy; Short Let and Estate Agency partners are paid net of the agreed commission or fee once funds have cleared from guests or tenants.
What is the process for hosts to receive the 15% commission?
Short Let Partnership operates on a 15% commission model. Booking income is collected, the commission is deducted automatically, and your share is transferred on the next scheduled payout — visible in real time through the owner portal, so there's nothing to chase.
What procedures are in place if a guest damages a property?
Guests are screened before every booking, and any damage identified during post-clean inspection is logged with photos in your portal. We pursue the applicable platform's damage protection or security deposit on your behalf, and keep you informed at each step until it's resolved.
What is the process for your cleaning and property turnover service?
Every turnover includes a hotel-quality clean and professionally laundered linen, completed to a consistent standard between guests. Post-clean inspection photos are uploaded to your portal so you can see the property is ready before the next check-in.
What is the minimum duration required for a property management contract?
Guaranteed Rent agreements run on fixed terms from 1 to 10 years. Short Let Partnership and Estate Agency Management run on rolling terms with a short notice period, so you're not locked into a long-term commitment if your circumstances change.
Which platforms are utilized to promote properties under your management?
Listings are distributed across more than 20 leading platforms, including Airbnb and Booking.com, alongside our own direct booking channels — giving your property wider reach than any single site could offer on its own.
What support services are offered to individuals new to hosting?
New owners get a guided onboarding, a locally based team who understand the market, and 24/7 guest support handled entirely on your behalf — so you don't need prior hosting experience to get started.
How do cancellations and refunds work under your services?
Cancellations follow the policy set for your listing, and refunds are processed directly with the guest or tenant according to that policy. Any impact on your payout is reflected automatically in your owner portal, with our team on hand if a case needs review.
Are there any setup costs or hidden fees?
No hidden fees on any plan. Let Only is two weeks' rent, Full Management is a fixed monthly fee based on property size (from £99 to £249 pm), and Guaranteed Rent is free to set up. Everything you'll pay is agreed upfront before we start managing your property.
What steps are taken to vet guests before confirming a booking?
Every booking request is checked against identity verification, platform review history and booking behaviour before it's confirmed. Requests that don't meet our standards are declined, so only vetted guests are placed in your property.
