Tenant Information
TERM
The minimum rental period for our properties is six months. However, most tenancies initially run for one year. Many agreements include a “break clause,” allowing either the landlord or the tenant to end the tenancy after the initial six-month period.
Tenants typically need to provide at least one month's notice to end their tenancy. By law, landlords are required to give tenants a minimum of two months’ notice.
PAYMENT OF INTENT
To demonstrate your intention to proceed with a tenancy, a payment equivalent to one week's rent will be required. This payment will be applied toward your initial rental payment and will allow us to begin preparing the tenancy agreement, subject to contract.
INITIAL PAYMENT
Before the tenancy begins, the following payments are required:
First Month’s Rent: Calculated monthly by multiplying the weekly rent by 52 weeks and dividing the total by 12. In cases where references are not provided, or a suitable guarantor is unavailable, an alternative payment arrangement may be necessary.
Security Deposit: Generally equivalent to four weeks' rent, this deposit is held to cover any damages, breakages, or missing items beyond normal wear and tear. It will be refunded at the end of the tenancy, less any applicable deductions.
UTILITIES
Tenants are typically responsible for all utilities, including electricity, gas, water, and telephone services.
COUNCIL TAX
The tenant is also responsible for paying council tax and registering with the appropriate local authority.
SERVICE CHARGE
For leasehold properties, landlords remain responsible for covering service charges. In cases where communal heating or hot water systems are provided, these costs are usually included in the service charge.
INVENTORY
At the start and end of every tenancy, a professional and independent inventory company usually conducts a detailed inventory check on behalf of both the landlord and the tenant. This inventory provides a basis for resolving any claims for damages, missing items, or excessive wear during the tenancy. It also protects tenants from unjust claims by the landlord. Typically, the landlord pays for the initial check-in inventory, while the tenant is responsible for the check-out inventory cost.
