Marketing For tenants:
. For Rent Signage: Professional “For Rent” signs will be placed at the property for maximum visibility.
. Targeted Advertising: The property will be listed on our website and key local market platforms tailored to each specific country, ensuring a wide reach to prospective tenants.
. Dedicated Contact Lines: Both business and after-hours phone numbers will be provided, ensuring prompt responses to inquiries from potential tenants.
. Extensive Referral Network: Our network includes real estate agents, as well as current and past clients, offering a strong base for reliable tenant referrals.
Tenant Screening:
Each prospective tenant is required to complete an application. If the applicant meets our initial qualifications, we proceed with thorough verification, including employment checks and references from current and previous landlords. Once a candidate successfully passes our screening process, we provide you, the homeowner, with a complete report so you can make the final decision to approve or decline the applicant.
Walkthrough Documentation:
Before each new tenant moves in, a walkthrough will be conducted. The tenant will receive a detailed walkthrough form, which must be completed and returned within three days. This form, along with the signed rental agreement, will be added to the permanent file for future reference.
Rent and Deposit Collection:
Security deposits must be paid in certified funds at lease signing to ensure the owner’s protection. Rent is also due in certified funds at move-in. All rents are payable on either the 1st or 15th of the month unless otherwise agreed upon, with a 5-day grace period. After the 5th day, a 10% late fee will apply, and tenants will receive a 3-day notice to pay or vacate.
Monthly Reporting:
Our accounting system utilizes advanced property management software that generates clear and comprehensive monthly statements, which include both monthly and year-to-date information. All funds from the homeowner or tenant are held in a Trust account, from which disbursements are made. We handle bill payments on your behalf, including taxes, HOA dues, mortgages, insurance, and more. You’ll receive a rent check minus any specified deductions on your monthly statement.
Repairs:
We address tenant repair requests promptly, using skilled tradespeople experienced in property management. Each monthly statement will include work orders for completed repairs. In emergencies, if the owner cannot be reached, we are authorised to act immediately. A 24-hour emergency contact is provided to each tenant to ensure timely response. With over 7 years of experience in United Kingdom, Jamaica And Dubai, we have a team of qualified Maintenance Technicians and approved contractors specializing in plumbing, electrical, landscaping, painting, and general contracting.
Delinquencies:
Our in-house collections team will promptly contact tenants regarding overdue rent. Aggressive rent collection measures are implemented as needed. Notices to pay or vacate are issued at no cost to the owner. We work closely with legal representatives to manage evictions, including accurate documentation and adherence to legal timeframes.
Leasing and Occupancy:
Our lease agreement is continuously updated to provide maximum protection for homeowners. Tenants also sign a set of rules and regulations developed over years of property management experience to clarify their responsibilities fully.
Management Fee:
Our full-service property management fee is 15% of rental income plus GCT, with no hidden charges. Fees are collected only after rent is received, and there are no account establishment fees. Our management fee is among the most competitive in United Kingdom and Jamaica.
